Coastal Real Estate in Kenya

Real estate on the Kenya coast is three markets in one: Mombasa city and Nyali; the north coast through Shanzu, Mtwapa and Kikambala into Kilifi County; and the south coast in Kwale. What is for sale now

• Shanzu Beachfront Plots, Shanzu — two beachfront plots, 0.9 and 0.86 of an acre, either side of a beachfront apartment block. Price on enquiry.
• Nyali Bridge Waterfront, Tudor Creek — a 1.45-acre parcel of four titles beside Nyali Bridge, two of them to the high-water mark, sold together for KES 160M.
• Coral Drive, Old Nyali — six residential plots: quarter-acre from KES 28M, and plot A, about two-thirds of an acre with the existing house, at KES 100M.
• Sea Breeze Estate, Kikambala — 38 beachfront plots: quarter-acre KES 15–20M, half-acre KES 50M, beach-edge plots on enquiry. Title done, roads underway.
• Enclave Estates, Shanzu — serviced plots at KES 15–17M, four of thirteen still available. Live where Kenya comes on holiday.
• Ultra Beach Residences, Nyali — three-bedroom apartments from KES 10M, completion 2029. Two-bedroom sold out.
• Cloud 9 Apartments, Nyali — forty-one waterfront apartments, construction complete, units available now.
• Moorings Residence, Mtwapa Creek — one-, two- and three-bedroom apartments from KES 2.9M, just after Mtwapa Bridge.

Mombasa and Nyali

Nyali is the established address: sea-view apartments on Links Road, Baobab Road and 6th Avenue, retail at Nyali Bazaar, and Daraja Residences on Nyali Bridge Road, which is postponed but keeps its published unit mix on the listing.

The north coast: Shanzu, Mtwapa, Kikambala, Kilifi

North of the city the market is land-led. Shanzu has the sold-out Lillywhites Shanzu estate and the current Enclave Estates. Kikambala has Sea Breeze Estate on the beach. Mtwapa Creek has Moorings Residence, positioned for the new highway access. Bofa in Kilifi has the five-bedroom villas of the Kilifi Bofa Project.

The south coast: Kwale

Villa Kalista at Kaya Kinondo: three-bedroom villas set between the Indian Ocean and the Kaya Kinondo forest. Sold, and kept as portfolio proof of what the south coast can carry.

Commercial and retail

Nyali Bazaar reached 100% tenant bookings before completion. Greenwood Village is a retail village in Old Nyali set in a 2,000-home catchment. Likoni Mall is a completed leasing project. Landlords and tenants start at commercial leasing.

How to compare a plot with an apartment

• A plot is land first, build later: more control over the final home, but construction planning, build cost and project management sit with you.
• An apartment is a managed path: choose a unit, furnish it, use it, rent it, or hold it.
